Backyard structures in Fate skew young but sun-beaten. Most homes in Woodcreek, Williamsburg and Monterra came with a covered patio slab rather than a deck, and homeowners have been adding from there — pergolas, extended patios, shade sails, outdoor fans and TVs under the cover. So our Fate outdoor work is mostly upgrade and upkeep: anchoring and repairing pergolas, mounting fans and fixtures on covered patios, and fixing the gates, steps and transitions that connect it all.
The maintenance story is about cedar and sun. A pergola that went up unsealed three summers ago in a treeless new-build backyard — and most Fate backyards are treeless for now — is already grey and checking. Sand-and-seal brings it back, and from there a refresh every two to three years holds it. Woodcreek's older sections, with actual twenty-year-old structures and grown trees, need honest assessment: some early pergolas and small decks are at replace-the-top, keep-the-frame age.
As with everything visible in Fate's master-planned communities, additions above the fence line typically route through the HOA's architectural review first. It's a form, not a fight — we'll give you the dimensions and materials list to submit, then build once it clears.

Almost never — greying is UV surface wear, not rot. We sand back to bright wood, tighten the joinery the wind has loosened, and seal or stain it. Caught at the grey stage, a weekend-built pergola comes back to near-new for a fraction of replacement.
Yes — outdoor-rated fan and fixture swaps on existing boxes, a mounted patio TV positioned out of direct sun, and the small carpentry to make it all tidy. It's the most popular backyard upgrade in Fate's newer neighborhoods and usually a one-day visit.

Board replacements, railing fixes and step repairs typically start around $299. Larger refreshes — staining, multiple board runs, structural fixes — are quoted by size.
Loose, wobbly or rotted railings are a real fall hazard, especially with kids around or above a step. We test, re-anchor and replace pieces as needed so the rail actually does its job.
Yes. We pressure-clean, sand rough spots and apply a stain or sealer rated for North Texas sun. Quoted by square footage and rail count.
