About working with us

How much does a handyman cost in Rockwall and East DFW?+

Most small jobs start around $129. Larger or specialty work is quoted by the job — you'll see a clear written quote before any work starts, no hourly meters running.

How fast can you schedule my job?+

Most small jobs are scheduled the same week — usually a 2-3 day turnaround once we've agreed on scope. Most quotes back within a couple of hours, Mon-Sat.

What areas do you serve?+

Rockwall, Hunt and Collin counties across East DFW — Rockwall, Royse City, Fate, Heath, Greenville, Caddo Mills, plus Wylie, McKinney, Princeton, Sachse, Lavon and the surrounding communities. If you're nearby and don't see your town, ask — we may still serve you.

Are you licensed and insured?+

Licensed & fully insured · $2M+ general liability. Rockwall Handyman Co. is a DBA of i30 Builders LLC, which holds the licensing and insurance. Certificate of Insurance available on request.

How do you handle payment?+

ACH or card · we don't accept checks. Payment is due when the work is complete and you're satisfied — receipt sent by email.

Do you provide a written quote before starting?+

Always. You'll have a clear written quote in hand (or text/email) before we start any work, so there are no surprises on the invoice.

Do you offer a workmanship guarantee?+

Yes. If our workmanship fails, we come back and make it right at no charge for the return trip on covered issues. See our guarantee page for the specifics.

Can I text you photos for a faster quote?+

Yes — that's actually the fastest path. Text photos of the job to (469) 721-0146 with a quick description and we'll often quote before the visit.

Do you work with realtors and property managers?+

Yes — pre-listing punch lists, inspection-report fixes and tenant turns are some of our most repeat work. See the For Realtors page for B2B-specific details.

What kinds of jobs are too small?+

None. Small projects are our specialty — single-room paint, a sticking door, a TV mount, a wobbly handrail. If a contractor told you the job isn't worth their time, it's probably perfect for us.

Drywall Repair & Patching

Can you match my existing wall texture?+

Yes. We match knockdown, orange-peel, smooth and most hand textures so the patch blends in before paint.

Do you paint the repair too?+

We can prime and paint the patched area, or leave it primed and paint-ready — your call.

How much does drywall repair cost?+

Most small patches start around $129. Larger repairs, ceiling work and water-damage rebuilds get a written quote after a quick look — text photos ahead of time and we can usually quote before the visit.

How long does a drywall repair take?+

A single patch is often same-visit. Larger repairs that need taping, floating and texture-matching usually need a return trip the next day so the mud can dry properly between coats.

Should I try this myself first?+

Tiny nail-pop holes are fair DIY. For anything bigger than a fist, ceiling work, or a wall you care about looking right under paint, a pro saves you the second-repair phase most DIYers end up in.

Painting & Touch-Ups

Do you do whole-house repaints?+

We focus on small-to-mid painting jobs. For full exterior repaints we'll point you to the right crew.

Do you supply the paint?+

Either way — we can pick up your color or you can have it ready. We'll confirm sheen and brand in the quote.

How much does a single-room paint job cost?+

Most single rooms or accent walls start around $129 and scale with size, prep work and whether trim and ceilings are included. We quote after a quick look or some photos.

How long does it take to paint a room?+

A standard bedroom is typically one day including drying time between coats. Rooms with heavy prep, trim and multiple colors can stretch to two days — we'll tell you up front.

Do you handle small touch-ups?+

Yes — scuffs before listing, blending in a drywall patch, refreshing a front door or cutting in trim are exactly the size of job we like.

TV Mounting & Assembly

Do you provide the mount?+

We can bring a quality mount sized to your TV, or install one you already have.

Can you hide the cables in the wall?+

Yes, where the wall construction allows we run cables in-wall for a clean look, or use a low-profile raceway.

How much does TV mounting cost?+

Standard mounts typically start around $129. Larger TVs, in-wall cable concealment, fireplace mounts and tile or stone surfaces are quoted after a quick look.

Can you mount a TV above the fireplace?+

Yes, where the wall structure and heat allow. We check framing, surface and venting before quoting so you don't end up with a TV that's too hot or off-level.

Do you also assemble furniture and equipment?+

Yes — flat-pack furniture, shelving systems, playsets, trampolines and gym equipment are all part of what we do, often on the same visit as a mount.

Doors, Locks & Hardware

My door won't latch anymore — is that fixable?+

Almost always. It's usually alignment or a shifted strike plate, both quick fixes.

Can you install a smart lock?+

Yes, we install and set up most smart locks and deadbolts.

How much does door work cost?+

Adjustments and lock swaps typically start around $129. New door installs and pre-hung exteriors are quoted after a look — those vary with size, material and threshold work.

Can you replace an exterior front door?+

Yes — pre-hung exterior installs are part of what we do, including weatherstripping, threshold and trim work. Measure and confirm the slab or jamb you want and we'll quote it.

Do you install storm doors and screen doors?+

Yes. Standard storm-door and screen-door installs are quick and usually same-visit.

Trim & Finish Carpentry

Can you match my existing trim profile?+

In most cases yes — we match common profiles or source the closest stock available.

How much does trim work cost?+

Baseboard, casing and shoe molding starts around $129 for small areas and is quoted by room size and linear footage for bigger jobs. Crown molding is priced separately by complexity.

Do you also paint the trim you install?+

We install paint-ready: tight joints, caulked, primed if requested. We can also paint as part of the same job if you want one trip instead of two.

Can you repair a damaged baseboard without replacing the whole run?+

Often yes — we splice in a clean piece, refinish the seam and blend it so you don't replace twenty feet of trim to fix one foot.

Do you build custom shelving?+

Yes — simple built-ins, closet shelving, garage storage and ledges are part of what we do. Anything cabinet-grade or furniture-style finish goes to a finish carpenter we trust.

Fence & Gate Repair

My gate sags and drags — can you fix it?+

Yes. A sagging gate is usually a post, hinge or anti-sag issue — all things we repair routinely.

How much does fence repair cost?+

Picket and rail replacements and gate fixes typically start around $129 and scale with linear footage and post work. Storm damage and post resets are quoted after a quick look.

Can you fix storm damage same-week?+

Usually yes for emergency containment — re-securing a downed section, propping a gate or boarding access. Full repairs are scheduled by availability and materials.

Do you work on metal and wrought-iron fences?+

Yes — gate hardware, hinge resets and welded-section repairs are part of what we handle. For full rebuilds of ornamental iron we'll point you to a specialty fabricator.

Will you stain or seal the repair to match?+

Yes — we can stain or seal new pickets, rails or sections so the repair blends with the rest of the fence as much as wood-age and weather allow.

Deck & Patio Repair

Do you replace whole decks?+

We focus on repairs and refreshes. For full rebuilds we'll connect you with the right contractor.

How much does deck repair cost?+

Board replacements, railing fixes and step repairs typically start around $129. Larger refreshes — staining, multiple board runs, structural fixes — are quoted by size.

Is my railing safe?+

Loose, wobbly or rotted railings are a real fall hazard, especially with kids around or above a step. We test, re-anchor and replace pieces as needed so the rail actually does its job.

Can you stain and seal my existing deck?+

Yes. We pressure-clean, sand rough spots and apply a stain or sealer rated for North Texas sun. Quoted by square footage and rail count.

How often should I refinish a deck?+

In our climate, every 2-3 years for stained pine, less often for sealed hardwoods. UV and seasonal swings break finishes down faster than people expect.

Lighting & Ceiling Fans

Is this electrical work licensed?+

We handle like-for-like fixture and device replacements on existing circuits. New circuits or panel work get referred to a licensed electrician.

How much does fixture or fan installation cost?+

Standard like-for-like swaps start around $129 per fixture. Multiple fans, vaulted ceilings or extra-large fixtures take longer and are quoted accordingly.

Can you install a ceiling fan on a vaulted ceiling?+

Yes, with the right downrod and mount. We confirm the box rating, slope kit and downrod length before purchase so it hangs level and stable.

Do you install dimmers and smart switches?+

Yes — single-pole, three-way and most major smart-switch brands. We test the existing wiring and recommend the right switch for your bulbs to avoid flicker.

What if my existing wiring looks sketchy?+

We won't install a fixture on damaged or non-code wiring. We'll show you the issue and refer a licensed electrician for the repair before we put the fan back up.

Minor Plumbing

Do you do major plumbing or re-pipes?+

No — we handle fixture-level work. Anything inside the walls or main lines goes to a licensed plumber.

How much does minor plumbing work cost?+

Faucet swaps, toilet rebuilds and disposal installs typically start around $129. We can usually quote from a photo and a description before showing up.

Can you replace a toilet?+

Yes — pull the old one, replace the wax ring or flange if needed and set the new toilet with a fresh supply line and shut-off valve check. Most are done in under two hours.

I have a slow leak under the sink — can you find it?+

Usually yes. Most under-sink leaks are loose connections, failing supply lines or a worn shut-off valve — all things we can identify and replace on the same visit.

Do you bring the faucet or do I?+

Either way works. Customers who want a specific model usually buy it themselves; otherwise we'll bring a quality option and confirm the look before installing.

Make-Ready & Punch Lists

Can you work from my inspection report?+

Absolutely — send it over and we'll quote the items we can handle and flag anything that needs a specialty trade.

Do you offer recurring maintenance for rentals?+

Yes. Many landlords keep us on call for turns and repairs across multiple properties.

How does pricing work for a punch list?+

We quote by the list rather than by the hour, so you know the total before we start. Many small line items often combine into a single fair price rather than padding each one.

Can you turn a property between tenants in one visit?+

For most standard turns, yes — patch, paint, fix fixtures, swap broken pieces and clean up. Larger turns with carpet, full repaints or major repairs may need a second day.

Do you work with realtors and property managers across our area?+

Yes — punch lists, pre-listing repairs and tenant turns across Rockwall, Hunt and Collin counties are some of our most repeat work.
