For portfolios above ~10 doors, we can schedule a recurring preventive-maintenance sweep — quarterly is typical. HVAC filter change, smoke-detector battery check, caulk inspection, hardware tighten, GFCI test, hot-water heater check, fence/gate hardware walk-through. One day per quarter per cluster of properties; one invoice per cluster. Catches the $50 fix before it becomes a $500 emergency.

How fast can you turn a unit between tenants?+

Standard 1-2 bedroom turns are usually 1-2 days. Add a day for full-room repaints, multiple appliance swaps or unusually long punch lists. We give a firm completion date in the quote so you can commit the move-in to the new tenant.

Do you offer net-30 invoicing?+

Yes, after a few completed turns. New B2B clients pay on completion the first one or two times; once we've established the relationship we set up net-30 with standard invoicing. We can also handle owner-direct billing if that's how the property is structured.

Can you work directly with my owners on reports?+

We invoice you (or directly to the owner, your call) with itemized line items that match the work order — easy to drop into owner reports. Before/after photos on request for every job. We don't communicate directly with owners unless you set that up.

Do you do recurring maintenance — not just turns?+

Yes. Quarterly preventive sweeps (HVAC filters, smoke detector batteries, GFCI test, caulk check, hardware tighten) across multiple units are exactly the kind of recurring work that fits our model. Quoted per unit or per portfolio.

What size portfolios do you usually work with?+

Anywhere from a 2-unit owner-operator to PM companies with 100+ doors. Small portfolios get the same response time as big ones; big portfolios get a scheduled standing slot on our calendar so we can plan around them.

Are you licensed and insured?+

Licensed & fully insured · $2M+ general liability. Rockwall Handyman Co. is a DBA of i30 Builders LLC, which carries the licensing and insurance. Certificate of Insurance on file before the first job — we send it within an hour of the request.

What's NOT in your wheelhouse for property work?+

Anything that needs a licensed specialty trade — HVAC unit replacement (not filters), main-line plumbing, electrical panel work, roofing, foundation. We flag those during the quote and refer you to the right specialist instead of charging you to look at it.
